Architectural Control Committee

The Architectural Control Committee’s duty is to preserve the standards and general appearance of the subdivision so that the present value of our homes is maintained and even increases. The Committee has the responsibility and power to enforce certain covenants and restrictions to fulfill this duty. Article VIII of the Covenants for Reed Place enumerates and describes most of those covenants and restrictions.

Some have expressed doubt about whether some covenants and restrictions still apply or whether the Architectural Control Committee intends to enforce them. PLEASE NOTE that covenants and restrictions have not been modified nor waived and that ALL of them apply to EVERY lot and EVERY structure. The Committee, moreover, takes its duty to protect the homeowners’ investment seriously and intends to enforce them. We urge you, therefore, to review the Covenants, especially Reed Place Covenants Article VIII, and act in accordance with them.

Please note that in many cases the Covenants require homeowners to obtain the Architectural Control Committee’s prior written approval of changes or additions to homes or lots.  In these cases, you will need to contact the Committee and receive its written approval BEFORE beginning the work. This is true particularly with respect to the installation of fences and accessory structures such as swimming pools, decks, sheds, implementing erosion control measures, and engaging in exterior decorating such as painting one’s house, shutters or trim a different color. All changes to the homes exterior must be pre-approved by the Architectural Control Committee.

Also note the Section in the covenants, Article VIII Sec.3, which states that trash containers may not be visible from the street. This means that containers and recycle bins should not be left in front of the garage. We know that you will understand that the Architectural Control Committee is trying to protect your investment, and we thank you in advance for your cooperation.
